Comprehensive website coverage - We employ the main key websites to advertise the property 24 hours a day, 7 days a week including www.rightmove.co.uk and our own website www.thomasmorris.co.uk - browsers can access full information about our rental properties including dimensions and photographs. These ensure our clients' properties stand out from the crowd!
Free newspaper advertising- we advertise the property in the local newspapers free of charge to reach a wide audience and increase the number of enquiries and viewings
Distinctive "TO LET" boards - a board can be swiftly erected outside the property to attract enquiries from passing applicants and to ensure the local community can inform friends, family and colleagues that a property in their area is available
Dedicated admin centre - we are one of very few agents that have a dedicated Admin Centre with a trained team of staff who ensure that all the administration and paperwork are swiftly and effectively handled. Referencing, credit checking, inventories, inspections and so on are all dealt with by our specialists.
Having our Admin Centre deal with all these issues frees the staff in our branches to find the landlord the right tenant in the first place - so he/she wins on both counts!
Inventory service - by having our experts prepare an inventory, the landlord reduces the risk of disputes later on - it will help him/her prove the condition at the start of the tenancy to increase the chances of being reimbursed by the tenant for any damage.
Rent Guarantee scheme - if the landlord opts for this element of our service, he/she is guaranteed a proportion of the rent should the tenant fail to pay during the first 6 months of the tenancy. We provide this cover on the landlord's behalf via our recommended specialist insurance company Homelet.

Computerised banking - our efficient computerised banking system ensures the landlord receives the right amount of rent on time every month, along with a statement of income and expenditure so the landlord can relax in the knowledge that the money side is being handled in the right manner.
Regular detailed inspections - 3 months after the tenant moves in, one of the experts from our Admin Centre conducts a detailed inspection of the property, taking with them the original inventory. The landlord receives a report from us following this visit. We address any issues with the tenant and landlord to ensure a swift resolution. Similar visits and reports take place every 4 months thereafter.
Out of hours emergency maintenance service - Our Admin Centre run an emergency service which will deal with any problems outside normal working hours - this covers situations such as no heating, no electrics etc. We have a bank of maintenance companies who are geared up for such situations - and we will keep the landlord informed as to what is happening on these events.
Lease renewals/rent reviews/serving notice to tenants - As and when the tenancy period comes to an end, we will advise the landlord on their options. Subject to their wishes, we can organise a renewal of the lease (along with a rent review where relevant) or arrange to serve the tenant notice at the correct time. The landlord can relax in the knowledge that his/her instructions will be carried out on their behalf by trained professionals to avoid any problems or mistakes.
